This means walking through the property before move in, taking note of every little detail: dings, dents, scuffs, marks, broken anythings, etc. This helps to eliminate many issues concerning the state of the property upon move out.

Many companies ask their tenants to walk-through their property with a checklist once they take possession and document any issues they see. This is fine, but not always the best form of protection for either side. Some companies will go in themselves and take pictures while documenting the state of the property on a checklist. This is much better protection for both the owner and the tenants.

Now what are some of the items we look for on our checklist? Here’s an idea of what to look for:

Windows

Pay close attention to see if there are any cracks, scratches, or imperfections. Also look at the blinds or shades.

Cabinets and Shelves

An often overlooked problem when that cleaning crew will come in after a move out are dirty/stained shelves in the cabinets. Catching this on the checklist before you move in will save you after you move out. You don’t want to pay for someone else’s mess do you?

Smaller Issues

  • Take a look at the carpet. Look for stains, snags, or frays.
  • Look for cracks on all of the face plates on wall outlets and switches. If these are to be replaced after move out and it wasn’t documented before move in…guess where that money is coming from? The security deposit.
  • Look for holes in the walls. No matter the size, these cost money to cover up.
  • Replace light bulbs!! This is an item that will protect the tenant upon moving out. There is a charge (higher than retail) to replace every single one.

After thoroughly inspecting the house, everyone should feel confident that no one is going to get pushed around after move out.
